Rental Criteria

A government issued photo ID is required in order to tour an apartment. Thank you for your interest in leasing an apartment home with us! To assist you in making your decision, we have listed below the criteria for qualifying as a tenant.

Equal Housing

It is our expressed policy that we do not discriminate on the basis of race, color, religion, sex, national origin, sexual orientation, disability, or familial status. We do not lease to applicants that falsify information on their rental application, nor applicants that cannot prove their legal residence status.

Occupancy

The condominium complex known as The Point on Hubbard, located at 4412 Chaha Road, Garland, TX 75043 includes 1 and 2 bedroom units. The number of occupants must not exceed the following (+1 applies to the family status under Fair Housing Guidelines) 1 bedroom – 2 occupants 2 bedroom – 4 occupants

Applications

All prospective tenants 18 years or older must attend a showing of the community before applying online at www.ThePointonHubbard.com (click “Apply Now”). The following is required to process your application:

1. Each applicant will pay a non-refundable $50.00 application fee which is paid online through the application process.

2. A non-refundable administration fee of $100.00 which is paid online through the application process. (** Waived for applications submitted in March 2024**)

3. Two ID’s (one must be a current copy of a government issued photo ID such as a Driver’s License)

4. Copy of vehicle registration and vehicle insurance card.

5. Copy of the most recent pay stubs (2), bank statements, and/ or income tax filings.

6. Security Deposit of $500.00- first month's rent depending on rental criteria.  The deposit can be paid by money order or online Zelle payment.

All applicants will be screened based on criminal background check, credit report, rental history and income/employment verification. A social security number is required for credit verification. Scoring is determined by a third-party screening company of management’s choosing. Guests staying more than 2 days out of the month are considered unauthorized guests and will be grounds for eviction. Visitors are welcome with written consent from the management team. Falsification on your rental application results in forfeiture of your security deposit.

Additional Deposits

Depending on the results of your approval, you may be required to pay an additional deposit. A deposit holds a particular unit while we process the application. Should you be turned down your deposit will be refunded via a check mailed to the address on your application within 30 days of your deposit. Leases must be signed within 14 days of applicant being notified of vacancy or deposit will be forfeited. Failure to move in will result in forfeiture of your security deposit.

Background check

1. Income

• The combined gross monthly income of all applicants must total 2.5 times the monthly rental rate.

• If currently employed: provide last two (2) paycheck stubs or a copy of the previous year’s tax return or 1099.

• If employment is pending: provide written job offer on company letterhead, indicating start date, salary, and if the employment is full time, part time, temporary or seasonal.  Required to provide 6 month's previous employment.

• If self-employed: six months of bank statements and the last two (2) years of IRS tax filings to show stable income.

• If unemployed, retired, or student: copies of investment statements, trust funds, child support, alimony, government assistance, or financial aid sent directly to the student.



2. Residence History

• The applicant(s) must have verifiable residence history with non-related persons for at least 3 years. May be obtained from a landlord, apartment community, or mortgage company.

• Applicants may be rejected if landlord references, credit report, or court records indicate, but not limited to, any of the following:

• A complete investigation of credit history of each applicant will be made and will require a satisfactory rating.

• Must show an ability to pay rent on time.

• Your application may be rejected if landlord references, credit report, or court records indicate outstanding collections, judgments, or evidence that a debt is owed to a landlord, utility provider, or other service providers, such as gas or cable television.



4. Criminal

• Arrest records will not be considered.

• Any applicant that has a felony can be denied immediately if the felony is considered a threat to persons or property. This includes but is not limited to any conviction or deferred adjudication for drug or DWI/DUI offences, theft of goods or services, burglary, damage to property, violence or assault, solicitation/prostitution, and sex offenders.

• Any applicant will be denied if they have a history of any criminal activity involving murder, attempted murder, sexual offense, or the illegal manufacture of distribution of a controlled substance.

• Applicants will be denied if 15 years or less have elapsed from the completion of a sentence for the following felony convictions: weapons, assault, injury to persons, violence (excluding murder, attempted murder, and sexual offenses).

• Any applicant will be denied if 10 years or less have elapsed from the completion of a sentence for the following felony convictions: theft and property damage.

• Any applicant will be denied if 10 years or less have elapsed from the completion of a sentence for the following felony convictions: drug- related crimes, weapons violations, other crimes against persons, violence, or property damage.

• Any applicant on probation, parole, or serving deferred adjudication will be denied in accordance with the foregoing guidelines.

• Owner has sole discretion to qualify or disqualify an applicant that has a minor offense on their record.

Pet Policy

Domestic pets are welcome. Pets may be accepted or declined at management’s discretion. Residents are responsible for a $350.00 per pet fee, limit 2. You will also be assessed $20 / month pet rent, where applicable. The pet fee, and monthly pet rent will be charged for each pet in your household. Fees must be paid prior to move-in, or if a new pet is brought onto the premises. Additional fees of $100.00 plus $10.00 per day will be assessed if pets are found on property without management knowledge. Pets must be “good residents”. Aggressiveness towards people or other animals or nuisance barking from pets will not be tolerated. Pet owners must clean up after their pet’s on the property. Management reserves the right to meet and “interview” your pet and a photograph will be kept on file. Aggressive breads are restricted. Residents who have aquariums larger than 10 gallons are required to carry renter’s insurance with a policy to cover the fish tank. Policy must be presented at move-in. Maximum 2 pets (canine or feline) and no more than 2 birds, reptiles or pocket pets (hamsters, gerbils, guinea pigs, etc.) Weight must not exceed 35 pounds. Canine / Feline Rabies vaccine must be kept current for the duration of occupancy. Proof of current Rabies vaccine will be required prior to the pet moving in.

Smoking Policy

ALL UNITS ARE NON- SMOKING. Smoking in the dwelling unit or common buildings is prohibited. All persons who smoke must do so outside. A fee of one month's rent will be assessed for smoking inside the condo. The additional fee takes care of the priming, repainting of the unit and the change of replacement blinds/ carpet. Cigarette butts must be safely and correctly disposed of. Littering of cigarette butts and/ or marijuana use is not permitted.

Parking Lot Usage

Vehicles utilizing the parking lots must park inside the boundary lines of their space. Guests must use the available guest spots and follow the guest parking policies via parkingbadge.com. Each unit is assigned one parking space. Maximum of 2 vehicles per unit if more then $15.00 per vehicle with a maximum of 1 additional vehicles. All vehicles must comply with the vehicle condition test: no dents, different colors, cracked windows, missing hub caps, leaking fluid, etc. First offense only- residents will be notified at least 24 hours in advance through their resident portal that their car will be towed. Driving safely at minimal speed is required while driving in the parking lots. It is the resident(s) responsibility to lock their car, and protect their belongings.

Utilities

Residents are responsible for the electric power starting the date of occupancy per lease. If any charges are billed to our office due to your failure to connect the power in your name, you will be charged for the amount as billed to our office plus a $25.00 charge regardless of the date of occupancy. There is an additional $50.00 water/ sewer/ trash fee.

BBQ Grills

BBQ grills may not be used on the patios or balconies. Garland Fire Code Sec.11.205(b)2. Says that BBQ grills may not be used within 10 feet of combustible walls. 

Renter's Insurance

Renter’s insurance is required at a value of $100,000.00 general liability. The Point on Hubbard must be added as an interested party to the renters insurance and must be provided to the office within 72 hours of a signed lease.

Automatic denial of residency

Applicant(s) will be disapproved if we are unable to verify residency status, income, rental, credit, or criminal history. False, incomplete, or misleading statements or omissions on the application(s) will result in disapproval of the rental applications(s). Falsifying information to obtain property or credit is a Class A misdemeanor.
